    • GOBankingRates ranked suburbs based on income data and home values, using the latest Census and Zillow stats.
    • Alamo, California, and Southlake, Texas, made major jumps into the top 10, while California led all states with 17 wealthy suburbs on the list.
    • The No. 1 spot went to a suburb in New York.

    One suburb is America’s wealthiest for the second year in a row.

    According to yearly rankings conducted by GOBankingRates’ analytics team, Scarsdale, New York, is America’s wealthiest suburb in 2025, a ranking it also held in 2024.

    Scarsdale’s household mean income was $588,014 (adjusted for inflation) in 2022 and $601,193 in 2023, marking a 2.2 percent increase over the one year period. In May 2025, home value in Scarsdale averaged $1,207,528, a 3.2 percent increase from last year’s value of $1,170,138. Scarsdale is close to New York City and known for its Tudor-style homes.

    The No. 2 suburb, Rye, is also in New York.

    To determine the rankings,GOBankingRates sourced from the U..S. Census 2023 American Community Survey to analyze cities with at least 5000 households and isolated the 50 suburbs with the highest average household income. A number of factors were considered, including total population, population older than 65, total households, household median income, and household mean income. The value of an average single family home was sourced from Zillow Home Value Index for May 2025 when possible. The wealthiest suburbs were sorted to show the highest average household income first in the rankings, and all the data is up to date as of July 1, 2025.

    There were two newcomers to the 10 Wealthiest Suburbs list in 2025, with Alamo, California and Southlake, Texas, coming in at 5th place and 7th place, respectively. Southlake was ranked at No. 13 in 2024, and Alamo didn’t crack the top 50 at all last year.

    In addition to Alamo, there are five other new wealthy suburbs in the top 50 list: Coto de Caza, California, came in at No. 22; Lake Butler, Florida, ranked at No. 40; Colleyville, Texas, was No. 47; Newton, Massachusetts, was listed at No. 49; and Brentwood, Tennessee, snuck in at No. 50.

    California is the state with the most wealthy suburbs in the top 50 for the second year in a row, with 17 spots ranking in the 2025 list, an increase from last year’s 16. California top five wealthiest suburbs are Los Altos (No. 4), Almost (No. 5), Orinda (No. 9), Palos Verdes Estates (No. 11), and Saratoga (No. 14) also had a good showing in the top spots, with five suburbs in the top 50 and three of those in the top 10.
